Hope to get some input from our GA members on costs of living, taxes (income and property), climate, etc.......
Looking at some properties for sale in the Chattanooga area and some are located just south in GA.
Not sure where we will end up but well south of New England is certain
Not a GA member, HOWEVER used to live in Trenton, GA which is just west of Chattanooga ;-) and a very nice lil community.
The greater Chattanooga area is fantastic - have you ever visited CHA Paul ?
VERY scenic and cost of living is STILL affordable in these parts !
GA got higher taxes than TN and AL
Climate is pretty good if you don't mind humidity in the summer  which lasts from May - October (sometimes November)
Winters are rather mild (as compared to your N.E. nightmare winter )
Hope this helps ;-)

Hi Krusin,
Did you give up on Tennessee?

Hi Krusin,
Did you give up on Tennessee?
No, actually looking in the Knoxville and east. I was browsing some real estate and ran across some pretty nice affordable homes in N. GA. Got me wondering.
Is the humidity worse there than in Northeastern TN?. We get pretty humid here in NH...........My thoughts are the Smokey Mountains will be like here.
Looking to get into something foreclosed or bank owned cheep and own outright, move down a little at a time until the market recovers enough to sell mine here. Thats the thinking right now. If I have to sell the kat & trailer to make it happen, then when I sell mine here I'll buy another kat once settled down there.

Do you have any specific names of where in South or North GA? I could be of help possibly if I knew more details. Now is definitely the time to find a good deal on a home. The FL market is also moving at a snail's pace as compared to a couple of years ago (we were very lucky) if you are interested in anything there. The weather would be much better in FL if you are looking for more sunshine vs a change of seasons that you will find in GA or TN but all the areas you are mentioning would be a good place to relocate to in my opinion.

Okay, let me chime in here for a minute.
Chattanooga area - absolutely gorgeous. As far as I know TN does not have a state income tax.TN only taxes personal income on stocks and bonds.
Weather is great - like Pepe said hot summers, lots of humidity and usually mild winters.
We do get bad thunderstorms during the spring.
Same thing with the weather in northern GA.
Lots of rural areas in northern GA with very affordable housing.
You'll probably pay more for property in the Knoxville area and there's constantly road construction going on. East of Knoxville are the Smokie Mountains and I'm pretty sure that real estate could be quite pricey in that area as well.
If you are considering property in the Chattanooga,TN area you might end up in GA after all. GA is trying to move the state line 1 mile north which would mean into parts of Chattanooga - I'm not kidding. This area has been suffering from a pretty bad drought and moving the state line would give GA access to the TN River. I don't think GA has a chance of making this happen but it's been all over the news here.
Move to 'Bama - bad roads, dry counties, a governor in jail - what more could you ask for ? :rll:

Income tax 5%, Sales tax 5-7% depending on the county, property tax dirt cheap.

I lived in Acworth - about 1 -1.5 hr south of Chattanooga for 3yrs .. was about 10 years ago, but housing was very cheap.. Weather hot as hell in summer, nice any other time.. Tornadoes and Traffic was my only complaint for that area..

No state income taxes in FL vs GA. Also, another thing is ad valorem tax in GA that you have to pay on your tag renewal$ each year. Homeowner's insurance definitely cheaper in GA vs FL.

We really have been looking mostly in the Knoxville and easterly areas. Still want seasons but with less severe winters. Would like to be within 15-20 min drive to decent shopping and services.
Registering vehicles is very expensive here in NH. We don't have sales or income taxes here but make up for it on property taxes and auto registration (this is what is making it hard to afford staying here).
